He was very polite and told us the island is private and the owner doesn't want people walking around. They now own the whole island and have had problems with theft and vandalism.

This is an interesting stop. Perry's Marine Research center closed abruptly 2012 when NOAA funding ran out. The size & scope of the project is quite amazing as you explore. Not really the "Apocalypse " feeling described by some shortly after it was abandoned, and walking through derelict buildings quickly loses its appeal. But definitely an interesting place to explore since there is essentially no one there.
The approach is straightforward per Explorer charts. We carried 7+ feet into the anchorage with1 1/2' of tide. No moorings remain. The water is clear so watch where you drop the hook. The deeper water is close to the island with a 10' area W. Of the old dock (not safe to use). We anchored in clean sand at the Eastern end of the bay N. of the "Sand Dry at LW" notation. Good protection from N to E.
The island has beautiful beaches on the Sound side-all charted on Explorer chart. You can dinghy up to the stone steps or the concrete ramp (pilings on either side) but Do not trust the main dock. Most light items except old computers have been removed and all but 1 building (recently roofed & painted inside) are delapidated . The "Consp house" on the N. Point is an easy 1 mile road hike then follow a somewhat overgrown road-path uphill to reach it affording marvelous views. The deck & floors are still in decent shape though N porch roof is collapsing albeit safe enough for pics. You can then backtrack to the next path to the easily seen beach SE of the point. Follow the beach, cross the short point along the marked path. As you cross the second headland, pick up the marked trail to the South which will cross the airstrip by the abandoned hangar. The road leads back to the abandoned research center.
Another trail leads from the SE end of the airstrip past the Banks side beach then up to Perry's Peak-highest point in the Exumas (39m). Easier to dinghy to the beach the pick up the trail at the SE end.View location on the Waterway Guide Explorer
